What's worse than NO offers on your house?

Zero emotion

That's the only way to sell or buy a house.

Never let some wood and dirt upset you on either side of the table. :)

I have been in a similar situation. The first (and only real) offer on our last house came in low ($10,000 below asking) with a request for closing cost $$ also. When DH and I countered back, our realtor told us that the family was only approved for $4,000 below asking. So we countered back at $4,000 below asking with no closing costs or inspections. The buyers took the counter.

We ended up losing about $3,000 in the deal, but it was better than owning 2 houses in 2 different states. Plus we had only owned that house for about 15 months since we had a totally unexpected job transfer.

Best advice I can give is a strong counter or flat out reject.
