What is the last repair you've had done to your home?

Since buying the house in 2020, we had a new roof, a new automatic garage door, 2 bathroom remodels, $25K sewer pipe for all lines.
 
I jsut had all of my windows replaced and I hada cracked and bowing ceiling in the back room that is getting repaired currently. They tore it all down yesterday and the new one is going up today.
 
We have a guy coming tomorrow for an estimate to stain our deck. Our deck is app. 1400 sq feet and we had to completely replace it 18 months ago (that hurt $$) and we had plans to stain it in the fall but weather and our schedules did not cooperate. We have decided to forgo doing it ourselves and hire it out because it was too expensive of a project (the replacement) to risk letting it go much longer without stain.
 
So far this year… had a painting company remove popcorn ceilings in our halls & stairway, repair the ceilings & walls where we had removed paneling & then paint everything plus the railings on the stairs. We removed the carpets before then, the new carpets are being installed Tuesday. Our washer died & we got a new one about a month ago. And last week, the crank on the awning window in our kitchen totally broke. The window is 28 years old, but still has some kind of warranty, so the company is ordering the part & replacing it.

Bathroom remodeling is booked for this fall.

Unfortunately, having HVAC issues is quite a hassle, and I guess it will take much time to fix it. I decided to go with a professional service and found a great Sacramento HVAC company called Alpha Mechanicals https://alphamechanicals.com/. They were very responsive and professional, which was a huge relief. They quickly diagnosed the problem and laid out a clear plan for the repair.

just had all new windows installed because of some leaks. $$$$
Still working on getting window coverings back up.....so much work for us.
 
The last repair I tackled at home was fixing a leaky faucet in the kitchen. It started as a tiny drip, but over time, it turned into a full-blown annoyance. After a bit of trial and error, I managed to replace the worn-out washer, and voila, good as new!Speaking of repairs, I remember a few years back when our boiler decided to call it quits right in the dead of winter. Cue the panic!

Owning a house for almost 3 years has been more work than I expected. I've tackled a lot of DIY projects, but some things were beyond my skillset, like the roof or stucco. Surprisingly, the house, which is only 20 years old, has needed quite a few repairs. Here's a breakdown of some of the bigger costs:
  • Roof repair: $1,000
  • Interior renovations: $20,000 (This included replacing the 20-year-old carpet with LVP, repainting the interior, replacing the water heater, and the garbage disposal. Price is for both materials and labor for a 2,000 sq ft house)
  • Fence repair: $500
  • Tree trimming: $500
  • Stucco leak repair: $8,000
 
Reenforced and recemented rusted out hand rail posts on our raised entry way sidewalk. $10 for cement, zero charge for scrape metal items from my never-throw out bin.
