That site is not entirely accurate (for example - it only shows https://dvcsales.com/ that are really out of date lol). When you get "serious" know that you need to check all the sites yourself, and pretty regularly, for any good deals. The aggregator sites are not perfect by a long shot ;) but will give you the names of the typical sites to track ...
I was wondering how some people were snagging amazing deals that I didn’t see…but honestly the last thing I need is more temptation to add more points.

They all have their issues (good and bad), that's why its best to use as many as possible. I check 3 of them daily.

Of these, I found www.dvcforless.com the most useful for a newbie. Not only it reports from several brokers but it has great filtering options, provides lots of statistical data on the resort sales, and rates each deal so you are able to see if the listing you are interested is a good deal or not.

Being able to save searches is great too (i have 4 saved), then I just click and all the ones that fit my criteria pop up!
 


I’d love to know what this was. I was checking a bunch of the ROFR thread lowballs during summer 2020 when things got crazy and found the ones I looked for (mostly looking at BCV and SSR which were the ones I was interested in buying)

The one I never found wasn’t a ROFR thread posting but rather a contract I found on Redweek for BCV for 325 points at $61/point. I tried to buy it but was told it had just sold.

This was June or July of 2020. I never saw it come up on OCcomp. I checked for months.
Well, it wasn’t those resorts but person is still active so not wanting to reveal any details. Over time I just assumed I must have missed it but not sure now if others are not finding some
In any case with no ROFR going on it is pretty likely new record lows will come along soon, (AUL <$60?) good luck everyone 👍😃

Well, we’re over a year in to the “no ROFR” era, and resale prices haven’t moved significantly south, other than the ones you’d expect regardless of ROFR (VBR, HHI, OKW). Even the remaining 2042 resorts have all stabilized.

Nearly all of the resorts have fallen about 20%, with the Grands falling a little less and the island resorts meaningfully more.

20% over 24 months doesn’t equal “pretty likely new record lows will come along soon, (AUL <$60?)”, which is the comment I was responding to. Plus, ROFR didn't end until the last quarter of 2022/first quarter of 2023, so you should be looking at 2023 versus 2024, not 2022 versus 2024.

And I specifically said VBR, HHI, and OKW were the exceptions and had dropped more than the others on average. I stand by my statement that the other resorts have stabilized (although every resort will go down in price as years left on contacts shrink, particularly the 2042's).

Be sure you're not "only" using www.dvcresalemarket.com when you are determining the market - they are likely not even 50% of the market and some of their sales are skewed based upon which Sellers list with them, and what size or loaded/stripped contracts they sold that month. I've bought and sold in the last few months and some of their numbers were over $20/point below what I know for a fact contracts sold for within hours of being listed. And I assume they are higher on others ;) Just saying, if you want to know the market you need to watch the turnover. You could also check recorded Deeds (although they have a delay of 30-60 days) - but the Deeds do NOT show if a contract is loaded, and the turnover recently seems to be skewed to the stripped contracts for whatever reason.

You'll also want to consider, like the Housing Market, if you only compare to the numbers at the top of the crazy-sale period after Covid, you'll see a decline in many cases which is simply a result of less than 20 Buyers pumping up an individual sale. But if you legitimately look at the prices before the crazy time and now, you likely get a more accurate view of the market status.

I bought in March 2023 and people were still discussing ROFR as a possibility so I would think it had an impact on offers for some period of 2022. I would think it impacted offers until the majority of purchasers felt it was unlikely.

I was under the impression that was not a common belief in 2022.

Correct. If you move that data to compare 2023 to 2024 (the period where we were/are fully in the ROFR "pause" and represents the current trend over the past 12 months), the numbers (at least from DVC Resale Market) don't move anywhere near as much.

I did not even give DVC one second of thought until the fall of 2022. Was unaware of this site until after Thanksgiving 2022 and ROFR was a basic item discussed with me when I began to talk about the process of resale purchases.

DVC "began slowing ROFR in around September or October of 2022. A couple of resorts slowed down earlier, but the fact remains that over the last 12 months, prices have absolutely stabilized and this idea that "it is pretty likely new record lows will come along soon, (AUL <$60?)" has absolutely no basis in fact.
