2022 Annual Dues

RIV 8.384 basically unchanged.

How??? Not that I am complaining but that is not the loin girding I was expecting.

IMO..they are still in the estimation phase for costs, especially Skyliner.. and this is typical of when resorts are first on sale.

I don't think the budgets show the credits for the overpayment of 2021 taxes.

For some resorts that will mean an actual decrease or an increase of nearly zero.

For example, if the estimates provided by DVCNews.com are correct, BWV will see a credit of 0.2316. That brings the dues down to 7.8486, which is an increase of less than 4 cents per point. (Less than 0.5%).

VGF gets a credit of .2396, which brings the dues down to 6.7681 That's a decrease of more than 4 cents. (Decrease of 0.6%).

Riviera keeps eating away at that MF difference. Its now $0.42 cheaper than OKW and will possibly catch AKV next year. Really like it as my home resort with Direct SAP worthy status.

I wonder what happens to VGF next year as well once the new building becomes part of the membership and how that changes the DVC share of expenses there.

Yes, the budgets don't show any credits. In reality the actual dues for this year vs calculated are lowered by the adjustment tax credit amount but we get the credit off the upcoming. And sometimes we have had to pay a little more.
 
Wooooah... a 7% increase at VGC, when the resort was closed for almost 4 months at the beginning of the year????
Dues are based solely on the projected 2022 expenses and are not backwards-looking.

There may be a credit for 2021, which would then be applied against the 2022 dues statements. But that wouldn't change the budget expectation for operating expenses in 2022.
 
Boardwalk as noted is $8.0802 per point and in 2021 the budget amount was $7.8126, so a 3.4% increase.

However, what we actually paid for 2021 is less than the amount budgeted for 2021 because of credits to 2021 dues resulting from operational cost savings from the closures in 2020, and that actual property taxes were lower than budgeted. Actual per point paid for BWV in 2021 was about $6.98 per point. So the reality is that we are going to be paying in 2022, absent any new credits, an extra $1.10 per point over what we paid in 2021, for close to a 16% increase.

Exactly. We saw this with CCV as well.
It may partially be that they overestimate the initial dues. It may also partially be that their are fixed expenses being spread out among fewer owners at the resort first starts selling.

Either way, I'm not surprised that Riviera is seeing very very modest increases for now.

Riviera has quickly gone from having among the highest dues to now:
Only $0.15 more expensive than AKV
$0.29 cheaper than Aulani
Only $0.30 more than BWV
Only $0.23 more than BRV
$0.43 cheaper than OKW

The only resorts that are still more than $1 per point cheaper than RIV: BLT, GFV, SSR. (and Poly is right at $1 cheaper).

Of course we then won't know the actual for 2022 until the property tax is calculated and any over payments or under payments are designated. I haven't looked to see if the significant part of the increase in the budget proposal is in Operating, Capital reserves or Taxes?

OR - we're back to seeing DVC subsidize operating costs during the sales period. FL has never seemed to care about it unlike HI.

Yes but also not really. The credit was for 2020 closure time so while you personally will pay more the actual costs have not changed 16%.
