WOW DVC Prices !!!

I honestly think some of the buyer incredulity, particularly on this forum, relates in some extent to the whole "exit strategy", ROI mindset that many have. By that I mean, there are so many people on here who stubbornly refuse to look at DVC as purely sunk cost and who absolutely cannot envision holding on to their points without some ability to exit DVC at or above their initial buy-in.

For those people, a seller who isn't crawling out of their skin to sell their points just because of the market downturn must be crazy or an idiot.
Agree. For so long, we've been fed the line that purchasing DVC is a no-brainer investment that will give a return that many people believe that it must be true.

Those who purchased in the beginning, before this mindset, bought to take trips, and decided that the expenditure was a good value.

But why even list it then. I have followed up a month at a time with a BWV 120 point contract. They will not budge below $130. The contract is worth around $115-$120 and that is slowly decreasing. At this point you are just hoping for an ignorant unicorn to come along. Just pull the listing and wait.

It only takes one. The same could be said from a buyer’s perspective. And most people don’t follow disboards
 
This is our view almost everyday and my wife would rather live in Fullerton. The grass is always greener! I too wish we lived in SoCal sometimes for all the reasons you just said.

And right now at the turnaround drinking my coffee. Yes, I could surf then snowboard today quite easily (2-3' and a little blown out, but the water temp is 57°!).

Real estate broker here. You wouldn't believe those who will list their properties if that one sucker comes along.

When I represent a buyer, we always write in an appraisal contingency, since the property must appraise if the buyer is going to secure financing.

As a listing agent, I'd rather sit on the sofa all day watching Judge Judy and eating cashews than to babysit, and pay big bucks to market, an overpriced listing.

The broker probably told them that it will sell for that price at some point but it might take a while.
There are a couple of resale sites that I don’t even bother looking at because all the listings are priced much higher than others.
 
Bottom line is the market is changing. I read one report that said economy is heading for worst in history....worse than the depression. Prices will continue to drop. I know owners don't want to hear that...but luxury items are the first to go.

Actually I think more often than not the prices here are not representative for all the resorts the same.

For you, that $130 is too high but for that seller, it’s not. It does not hurt for it to sit until they find a buyer who’s idea of fair is the same as theirs. And, not that long ago, that was considered a fair price.

Just like buyers have found that one seller willing to sell low, the sellers have a good chance of getting a buyer who is willing.

I am sure some are okay with lowering prices but others may not care if it takes months to sell.
And, all it takes is for DVD to jump in again and RoFR..not expecting it anytime soon..and it can flip back just as fast as it has dropped.

Hi, fellow land-locked person! I'm in the Omaha area and just happy that today's weather is decent....since tomorrow it's going to snow.
 
Bottom line Dvc is a timeshare that you purchase to enjoy, not something you should enter with a plan to make money. I remember some really great prices from 2009 - 2013ish. Will see where the dvc market is in another year. If I was buying I would wait another year. If selling I would probably sell now.
