What is your closing date? You're entitled under Florida law to have your deposit returned if the contract doesn't close by the established closing date. Closing is typically 60 calendar days from the date the contract is signed by the parties, and you're getting pretty close to that date. Next week will definitely be a different story.
It is July 27 (73 days after the contracts was signed), so we have a bit longer than next week for that to happen. Hope it doesn't get to that point!

At least you can let them know if you plan to walk at that juncture. While they won’t do anything until they get info regarding ROfR, they do have the power to get documents to you and sellers quickly, and also let sellers know that might happen so they make sure to get them signed and back timely.

I hope it doesn't get to that point too, but I would also try Sandisw advice and call MA. At least that way, you can make sure that they have not forgotten about or "lost" your contract and you will not have to rely on a second party to receive information. Good luck and my fingers are crossed for you.

I'm very sorry, but unfortunately, I can't add those that posted with passes long before this new thread was created and the old thread is locked so I can't even sneak in there to add. I fudged the 6/30 passes to read 7/1, but entering 7/1 for contracts that passed two weeks ago would just skew everything too much. Sorry :(

So this is one of those places that the seller pays virtually no CC and buyer pays big (~$2k) in fees, but it still worth it for me.
Sketchy sell my timeshare sites! I looked at a few from several such sites the last time Disney suspended ROFR but i didn’t understand the role of title companies enough at the time and got nervous. I’d pull the trigger now.
 
I'm not sure I follow. I mean, $2k seems really high for a $13k contract, but in my experience, the seller almost never pays any of the closing costs and usually only bears the cost of the $150 estoppel fee. Regardless of who is paying, how did you get to $2k in closing costs on a $13k stripped contract (no MF's for 2022 or 2023 points)?

ETA: so you're paying the broker fee as well?
If it’s like the sites I’ve visited before, it’s not a DVC resale site, it’s a site mostly used to (attempt to) unload worthless Westgate and Wyndham timeshares and the seller is often getting $0 or $1 so the buyer is responsible for all the fees on those sites.

It’s an insane place to sell a DVC contract but it’s a decent place to scoop one up if you know what you’re doing. I think I remember @Brian Noble put together a post a year or so ago with a list of watch outs.

You should include the sellers commission in your price per point calc, so it should probably be listed like $14,600 / 160 = $91.25 with ~$601 as your closing costs. This would be make it apples to apples when comparing to others purchases. Still a very good deal for AKL.
 
Good luck to you!!! Here's a few thoughts based on my experience....

4) just an observation and our experience...it seemed like the older contracts sitting out there are sitting there for a reason. Those people seemed unwilling to negotiate (and that's probably why the contract has been listed for months). The one that negotiated with us had only been listed for two days. So take that with a grain of salt...but it might be worth watching diligently for new listings and offering quickly when you see one that matches what you are looking for.
I had the same experience. The contracts that have been listed for months (especially the ones since 2022), those were the ones didn't want to budge, at all. I recently got an add-on, it was listed for 12 mins, yes 12 whole minutes 😂, I put an offer in right away, got accepted with no counter.

Buyer beware! Absolutely demand your own title company on any site like this and reject anyone they send you as an option. Never ever ever send cash to anyone except the title company you picked.

This is just one of dozens of these extra sketchy sites.

If it is a "legitimate" postcard company (which is to say, one that actually transfers the deeds with a rapacious business model rather than just blatantly taking cash for no reason) then it can be a deal worth doing. However, most PCCs are not going to allow you to use another closing company, because (a) they are not at arms reach and the closing fees are part of their business modela and (b) they know they will get someone else to buy the week who is less discerning.
